Low-Key Utah Ski Resort Hits Zillow for $22.5 Million

Interested in buying a ski resort? You’ll need a cool $22.5 million.

That’s the recent listing price of Cherry Peak, a small Utah mountain in Cache County that went on sale on Monday.

This isn’t a prospective ski area. Rather, it’s one that, since 2015, has served local Logan-area skiers and snowboarders and is about an hour and a half north of Salt Lake City by car. 

“It’s a fully operational resort,” said Rob Silk, a land professional with Great Plains Land Company assisting with the sale.

According to the listing, the existing ski business spans three triple chairlifts, night skiing, a magic carpet, a three-level lodge, and more than 220 skiable acres (the property itself covers 174 acres of deeded land). Beyond winter operations, Cherry Peak becomes a wedding and music venue in the summer, with a concert planned for the coming weekend. 

The resort’s website says that it sees 320 inches of snow each year on average, but Cherry Peak, like other Utah ski resorts, struggled with low natural snowfall last winter amid one of the worst western ski seasons in memory.

The mountain has a base elevation of around 6,000 feet and peaks just above 7,000 feet, making it one of Utah’s lowest-elevation resorts. Cherry Peak’s also one of the newest resorts in the state, having opened just years before Woodward Park City, which got its start in 2019.

Silk called buying the property “a rare opportunity,” noting that while Cherry Peak is smaller, “it’s in one of the most beautiful canyons in northern Utah.” 

Others think so, too, according to Silk. 

In the days since the listing went live, Silk said his phone has been “blowing up,” noting that both out-of-state and potentially in-state buyers have expressed interest. He added that the ownership wants the “right person” who can make Cherry Peak “bigger and better for the community.”

“We’re really trying to suss that out with a lot of people that we checked with,” Silk said.

As for the ski area’s future, the listing highlighted prospective development as a selling point, with potential lodging and single-family home construction opportunities. Some entitlements are in place already.

“I think most people that are wanting to kind of take this to the next chapter are going to want to really build out and continue to do some development,” said Silk. 

In the meantime, Cherry Peak will continue operating, according to the listing. 

“This offering is not the closure of a resort, only its next chapter,” it reads.
