Resort Group Announces New Luxury Property in Georgia's Caucasus Mountains

A hotel group has officially staked its claim in the ski industry with the signing of a ski resort in the Republic of Georgia. United Arab Emirates-based group, Rotana Hotels, has properties across the Middle East, Africa, and now, Eastern Europe.

In May, Rotana Hotels formalized an official agreement between the hotel group’s senior leadership team, a development partner, and NOA, the Italian architecture firm known for its work in mountain hospitality. The agreement was signed in a ceremony in Georgia’s capital city, Tbilisi, that also served as the debut of NOA’s plans for the property for the media.

Rotana plans to build the resort in Gudauri, which is one of Georgia’s only lift-accessed ski destinations and one of the most established areas in the Caucasus Mountains. Gudauri sits 120km from the Tbilisi International Airport.

The resort will encompass two separate properties and roughly 400 rooms, with ski-in, ski-out access to the local lift station. The properties will be connected by a wellness facility and also include multiple dining facilities, a spa with saunas, indoor and outdoor pools, a cigar lounge, meeting rooms, family and children’s programming, and a ski retail and rental space.

Gudauri Ski Resort has been open since 1988 and has a peak elevation of 3,279m (10,757ft) and 75km of trails. The resort sees roughly 98 inches of annual snowfall, but the Greater Caucasus range frequently gets up to 15 meters of snowfall each year, making for great backcountry skiing.

Georgia’s tourism sector has expanded in recent years, particularly in ski tourism. In 2025, the country saw more than 7 million international visitors. The new resort comes as another effort to support more international tourism to the country. Rotana hopes to position the new resort not just as a winter destination but as a year-round resort, a model the tourism industry generally favors.
